How does a Mortgage Calculator work?

A mortgage is a secured loan in which the financed property is normally held as security until the debt is repaid. Each EMI usually contains two components: interest charged on the outstanding balance and principal repayment. During the early years, interest often forms a larger share. As the balance falls, more of the same EMI goes toward principal.

The calculator uses the reducing-balance formula shown above. “P” is principal, “r” is the monthly rate obtained by dividing the annual rate by 12 and 100, and “n” is the total number of monthly instalments.
